Nellis Air Force Base Case Study

Challenge

The Landings at Nellis AFB is a privatized military family housing development situated on two sites at
Nellis AFB, Nevada, on the northeastern outskirts of Las Vegas. The development consists of 1,180
homes, a separate maintenance building and a welcome center building.

The project includes over four miles of concrete greenbelt walkways meandering throughout the 317-acre site. Interspersed along the walkways are 24 acres of grassed common areas, 20’x20’ shaded outdoor picnic structures, basketball courts, and 31 playgrounds in six different design styles, each featuring shaded play structures and refrigerated drinking fountains, as well as climbing walls and boulders, spinning wheels, log rolls and other out-of-the-ordinary interactive equipment.

In order to comply with the stringent low water use requirements of the Southern Nevada Water Authority,
Hunt decided early on to scrap the traditional irrigation system based on timers specified in the design.

Solution

The highlight of the community is the Mediterranean-style 11,000 SF welcome center. Adjacent to the welcome center is a 3500 SF swimming pool with dual waterfalls cascading over real boulders, landscaped islands in the pool, separate 140 SF Jacuzzi spa, children’s water spray park, outdoor fire pit, dual outdoor barbecue grills on the terrace overlooking the pool, a 1500 SF outdoor cabana building, and a separate locker room/restroom building.

In order to comply with the stringent low water use requirements of the Southern Nevada Water Authority, Hunt decided early on to scrap the traditional irrigation system based on timers specified in the design. Instead, the Hunt team opted for the Baseline BaseStation 6000 centrally computer-controlled irrigation system. The technology is already paying dividends in water conservation and estimated savings of up to $100,000 per year on the project’s half-million dollar yearly water bill.
